Adjustable Rate Mortgage Calculator
Adjustable Rate Mortgage: a planned Super Calculator tool. Covers loan amount (currency). Stub page while the tool and its worked example are prepared.
Adjustable Rate Mortgage Calculator is a planned calculator in the real estate section of Super Calculator, covering amortization and payoff.
What this calculator will compute
Inputs: loan amount (currency), initial rate (%), fixed period (years), index value (%), margin (%), initial, periodic and lifetime caps (%), floor (%) and term (years).
Outputs: payment by period (currency), worst-case payment path (currency), first adjustment payment (currency) and lifetime maximum payment (currency).
Formula, recorded as scope and not yet verified against a primary source: Fully indexed rate = index + margin, then bounded by the initial cap, the periodic cap, the lifetime cap and any floor, where the floor is frequently set at the margin. At each adjustment the loan re-amortizes over the remaining term at the capped rate. US ARMs now index to SOFR-based ARM indices after the LIBOR transition.
