What this calculator will compute
Inputs: contract price (currency), appraised value (currency), down payment (%) and guarantee coverage (currency).
Outputs: appraisal gap (currency), additional cash required (currency), revised LTV (%) and revised down payment percentage (%).
Formula, recorded as scope and not yet verified against a primary source: Gap = contract price - appraised value. The lender lends against the lower figure, so the buyer must cover the gap in cash on top of the down payment, or renegotiate, or exercise an appraisal contingency. An appraisal gap guarantee in the offer commits the buyer to a stated coverage amount.
