Assumable Mortgage Calculator

Assumable Mortgage: a planned Super Calculator tool. Covers purchase price (currency) and assumable balance (currency). Stub page. Not published yet. Scope is.

Assumable Mortgage Calculator is a planned calculator in the real estate section of Super Calculator, covering amortization and payoff.

What this calculator will compute

Inputs: purchase price (currency), assumable balance (currency), assumed rate (%), remaining term (months), second lien rate (%) and cash available (currency).

Outputs: cash gap (currency), blended rate (%), combined monthly payment (currency) and saving versus new financing (currency).

Formula, recorded as scope and not yet verified against a primary source: The buyer assumes the existing balance at the existing rate and must fund the gap between purchase price and assumed balance with cash or a second lien. Blended rate = (assumed balance * assumed rate + second lien * second rate) / total financed.
