Inputs: purchase price (currency), rehab cost (currency), carrying costs (currency), after repair value (currency), refinance LTV (%), refinance rate (%), rent (currency), operating expenses (currency) and seasoning period (months).
Outputs: capital left in deal (currency), post-refinance cash flow (currency), cash-on-cash on remaining capital (%) and ARV required for full recovery (currency).
Formula, recorded as scope and not yet verified against a primary source: Models buy, rehab, rent, refinance, repeat: total cash in = purchase + rehab + carrying costs, refinance proceeds = after-repair value * maximum LTV - existing payoff, and capital left in the deal = total cash in - refinance proceeds. Infinite return occurs when capital left in reaches zero.
