Outputs: DSCR, maximum supportable loan (currency), maximum debt service (currency) and shortfall to target DSCR (currency).
Formula, recorded as scope and not yet verified against a primary source: DSCR = NOI / annual debt service. Lenders size the loan to a minimum DSCR, so maximum debt service = NOI / minimum DSCR and maximum loan = that debt service capitalized at the loan constant. Residential DSCR loan programs sometimes use gross rent rather than NOI, which is a materially different and looser test.
