Inputs: NOI (currency), appraised value (currency), maximum LTV (%), minimum DSCR, minimum debt yield (%), rate (%) and amortization (years).
Outputs: loan by each constraint (currency), binding constraint, final loan amount (currency) and resulting DSCR and debt yield.
Formula, recorded as scope and not yet verified against a primary source: Sizes the loan as the minimum of three constraints: LTV against appraised value, DSCR against NOI, and debt yield defined as NOI / loan amount. Debt yield is financing-neutral and is the constraint that binds most often in a low-rate environment.
