What this calculator will compute

Inputs: gross monthly income (currency), housing payment (currency), auto payments (currency), student loan payments (currency), credit card minimums (currency) and other obligations (currency).

Outputs: front-end DTI (%), back-end DTI (%), maximum additional debt capacity (currency) and program eligibility flags.

Formula, recorded as scope and not yet verified against a primary source: Front-end DTI = proposed housing payment / gross monthly income. Back-end DTI = (housing payment + all monthly debt obligations reported on the credit file) / gross monthly income. Installment debts with fewer than a stated number of payments remaining may be excluded, and revolving debts count at the greater of the reported minimum or a percentage of the balance.
