FHA Versus Conventional Loan Comparison
FHA Versus Conventional Loan Comparison: a planned Super Calculator tool. Stub page: the tool, its formula and a worked example are not published yet.
FHA Versus Conventional Loan Comparison is a planned calculator in the real estate section of Super Calculator, covering affordability and qualification.
What this calculator will compute
Inputs: purchase price (currency), down payment (%), credit score, rate per program (%), holding period (years), PMI rate (%) and MIP rates (%).
Outputs: monthly payment per program (currency), total cost over horizon per program (currency), crossover credit score and recommendation.
Formula, recorded as scope and not yet verified against a primary source: Compares total cost over the expected holding period: conventional carries LLPA-adjusted pricing plus cancellable PMI, FHA carries a 1.75% upfront MIP plus annual MIP that is non-cancellable above 90% LTV. The crossover is driven by credit score, because conventional pricing degrades steeply below the mid-700s while FHA pricing does not.
