What this calculator will compute
Inputs: loan amount (currency), par rate (%), elevated rate (%), credit offered (currency), closing costs (currency) and holding period (years).
Outputs: net closing cost after credit (currency), added lifetime interest (currency), break-even (months) and unusable excess credit (currency).
Formula, recorded as scope and not yet verified against a primary source: Inverse of discount points: accepting a rate above par generates a credit equal to the rebate percentage times the loan amount, which offsets closing costs. Break-even = credit / additional monthly interest cost, and the credit may not exceed actual closing costs under Regulation Z.
