Inputs: loan amount (currency), note rate (%), term (years), prepaid finance charges (currency) and mortgage insurance schedule.
Outputs: APR (%), amount financed (currency) and finance charge total (currency).
Formula, recorded as scope and not yet verified against a primary source: APR is the discount rate that equates the amount financed, net of prepaid finance charges, to the payment stream, solved iteratively. Regulation Z defines which charges are finance charges and therefore which enter the calculation; the same fee can be inside or outside depending on classification.
