Inputs: sale price (currency), listing side rate (%), buyer side rate (%), brokerage split (%) and agent cap (currency).
Outputs: total commission (currency), per side (currency), agent net (currency) and seller net proceeds (currency).
Formula, recorded as scope and not yet verified against a primary source: Commission = sale price * rate, split between listing and buyer-side brokerages and then between brokerage and agent under the agent’s split and cap structure. Since the 2024 US settlement changes, buyer-side compensation is negotiated separately and is no longer published in the multiple listing service.
