Formula, recorded as scope and not yet verified against a primary source: Internal rate of return solved from the levered after-tax cash flow vector: initial equity outflow, annual cash flows net of debt service and taxes, and a terminal inflow equal to sale price less selling costs, less loan payoff, less capital gains tax and depreciation recapture. Solve by bisection or Newton with a sign-change guard.
