Formula, recorded as scope and not yet verified against a primary source: Funding fee = loan amount * rate, where the rate depends on first versus subsequent use and the down payment band. For purchase loans the rates are 2.15% first use under 5% down, 1.5% at 5% or more down, 1.25% at 10% or more down, and 3.3% for subsequent use under 5% down. Cash-out refinance is 2.15% or 3.3%; an IRRRL is 0.5%.
